PUBLIC HEARING NOTICE
BOARD OF ZONING APPEALS

The Village of Lake Orion Board of Zoning Appeals will hold a Public Hearing on Appeal No. A-19-06 at the Lake Orion Village Hall, 21 E. Church Street, Lake Orion, MI 48362, on Thursday, July 18, 2019 at 7:30 PM in the Council Chambers.
This Public Hearing relates to 135 Bridge St. (Parcel ID Numbers 09-03-434-023). A complete legal description of the property is on file in the Village Offices. The subject site is located within the Village of Lake Orion in the RL (Lake Single Family Residential) Zoning District.
The applicant proposes to construct a single family residential structure with an attached garage. The proposal requires the following six (6) variances from the Zoning Ordinance:
1. ARTICLE 12, SCHEDULE OF REGULATIONS, SECTION 12.02 TABLE – RL ZONING DISTRICT
Front (Water) Yard Setback
– 25.00 feet minimum required
– 20.00 feet proposed (to sw corner of deck)
– 5.00 foot variance requested
2. ARTICLE 12, SCHEUDLE OF REGULATIONS, SECTION 12.02 TABLE – RL ZONING DISTRICT
Side Yard (North) Setback
– 5.00 feet minimum required
– 3.50 feet proposed (to edge of overhang)
– 1.50 foot variance requested
3. ARTICLE 12, SCHEDULE OF REGULATIONS, SECTION 12.02 TABLE – RL ZONING DISTRICT
Side Yard (South) Setback
– 5.00 feet minimum required
– 4.50 feet proposed (to edge of cantilever)
– 0.50 foot variance requested

Building Height
– 30.00 feet maximum permitted
– 31.75 feet proposed
– 1.75 variance requested
5. ARTICLE 12, SCHEDULE OF REGULATIONS, SECTION 12.02 TABLE – RL ZONING DISTRICT
Lot Coverage
– 40.00 % maximum coverage permitted (1,259.40 square feet)
– 42.39 % coverage proposed (1,334.9 square feet)
– 2.39 % coverage variance requested (75.5 square feet)
6. ARTICLE 13, GENERAL PROVISIONS, SECTION 13.11.B.2.b Setback and location requirements
Front (Street) Yard Setback
– 20.00 feet minimum required
– 9.40 feet proposed (to balcony overhang)
– 10.60 foot variance requested
7. ARTICLE 13, GENERAL PROVISIONS, SECTION 13.11.A.5;
REQUIRED STANDARD: Accessory buildings may not exceed the ground floor area of the principal dwelling unit.
PROPOSED: To occupy the entire ground floor area only by the accessory building.

The plan and supporting documentation will be available for inspection and additional information may be obtained by contacting Village Offices at (248) 693-8391, ext. 102 or visiting the Village Office located at 21 E. Church Street, Lake Orion, MI 48362 during regular business hours, 9:00 a.m. – 4:30 p.m. Monday through Friday.
