PUBLIC HEARING NOTICE

BOARD OF ZONING APPEALS

THURSDAY, DECEMBER 5, 2019

The Village of Lake Orion Board of Zoning Appeals will hold a Public Hearing on Appeal No. A-19-08 at the Lake Orion Village Hall, 21 E. Church Street, Lake Orion, MI 48362, on Thursday, December 5, 2019 at 7:30 PM in the Council Chambers.

This Public Hearing relates to 599 E. Flint Street (parcel ID numbers 09-01-302-035 & 09-01-327-046). A complete legal description of the property is on file in the Village Offices. The subject site is located on the boundary of the Village, with parcel ID# 09-01-302-035 being located within the Village of Lake Orion in the RM (Multiple Family Residential) Zoning District, and parcel ID # 09-01-327-046 being located within Orion Charter Township in the R-3 (Single Family Residential) District.

The applicant proposes to construct ten (10), two-story, two-bedroom townhouse units on the subject parcel. Per an interlocal agreement between the Village and the Township, the proposal will be reviewed according to the zoning standards established in the Village’s Zoning Ordinance. The applicant requests the following two (2) variances from the Village’s Zoning Ordinance for this project:

1. ARTICLE 12, SCHEDULE OF REGULATIONS, SECTION 12.02 TABLE – RM ZONING DISTRICT

Front Yard Setback (Miller)

– 25.00 feet minimum required

9.00 feet proposed

– 16.00 foot variance requested

2. ARTICLE 12, SCHEUDLE OF REGULATIONS, SECTION 12.02 TABLE – RM ZONING DISTRICT; footnote h:

Lot Area (2-bed units)

– 40,000 square feet minimum required (4,000 sq. ft per unit)

33,000 square feet proposed (3,300 sq. ft per unit)

– 7,000 square foot lot area variance requested

Interested parties are welcome to attend the Public Hearing and offer comments. Written comments will be accepted prior to the date and time of the Public Hearing by the Village Clerk. The site plan and supporting documentation will be available for inspection and additional information may be obtained by contacting Village Offices at (248) 693-8391, ext. 102 or visiting the Village Office located at 21 E. Church Street, Lake Orion, MI 48362 during regular business hours, 9:00 a.m. – 4:30 p.m. Monday through Friday.

  1. Im concerned this will add more traffic on Schorn Dr. The volumn is too much now with speeding a constant concern. Road maintenance would also be an issue, it gets pretty rough in spring and winter. Schorn is now used as a cut through by too many drivers. The road is not up to the volumn of traffic it has now, certainly not anymore. Thank you, Lester Tate.
