Phase I of the Orion Village Crossing development at Baldwin and Maybee Roads is underway, bringing “neighborhood shopping” to the area.
“Most of the tenancy will be neighborhood in nature,” Roseville developer Tony Ferlito said. “To prevent people from having to go all the way down to I-75.”
According to Ferlito, no one has officially signed a lease yet, although Bank One has purchased a 40,656-square foot out-lot located at the northeast corner of Baldwin and Maybee. The parcel was purchased for $800,000.
“It’ll be like a village look,” Ferlito said. “With Bank One on the corner. We’re also talking to a coney island, a cleaners, pizzeria, tanning and cellular company.”
Utilities are currently being put in the ground at the site, and masonry work has also started. Ferlito expects occupancy of the retail portion of the project by mid-summer.
“Phase II is 74 condominium units to be located behind the retail,” he added. “That’s going to start in the spring.”
Ferlito chose the Baldwin Road area for this development because of its recent growth.
“I think there’s a need for neighborhood shops,” he said.
