Long Lake Village moves forward

Brandon Twp.- After more than three years of planning-construction on Long Lake Village located northwest of Seymour Lake Road near M-15 should begin this August.
Project developers from Silverman Companies of Bingham Farms, Mich. said Centex Homes, a national home builder from Southfield recently purchased the property and will complete the construction of the 94 homes on the 70 acre site.
‘Silverman tries to fit quality builders in the communities we develop,? said Steve Robinson, executive vice president of Silverman Companies. We still own the commercial property, about six acres of frontage on M-15 but right now we don’t have plans for that property. Also, we’re working on a donation of some of the wetland and property near the lakes on the property to the North Oakland Land Conservancy.?
Silverman Development first approached the township a few years ago proposing a multiple dwelling development, but due to the lack of sewers the project was reduced to single family homes with plans for a contained waste water treatment facility.
Silverman then received approval from the Department of Environmental Quality on both the development plan, the placement and engineering plan for a waste water treatment facility, which is designed with a capacity to accommodate future plans for a plaza type development on adjacent property. The plan also includes approval of a potable water supply source system.
The parcel received site plan approval from the township planning commission on Aug. 24, 2004. Representatives of Silverman also hosted a public meeting regarding the project due to environmental concerns in the wetland area near the new homes.
The project moved forward and earlier this month township officials along with consulting engineers from Hubbell, Roth and Clark visited the site prior to construction.
Centex Homes is one of the nation’s leading and largest home builders, operating in more than 90 markets in 25 states including Michigan.
Ken Bullis, land development manager for Centex Homes of Southfield said land development will begin in the next few weeks with road construction and paving completed this fall. Home construction and occupancy start in spring 2006.
‘This development has been through a lot for the township,? said Bullis. ‘They want this project to be an icon in the township and we want to exceed that goal.?
The two-story homes will range from 1,600 to 3,200 square feet with homes on 1/4 acre, 70-by-120 feet building lots. Bullis said other lot sizes will be available some are a little larger due to the layout of the development and some of the protected environmental areas. Prices will range from the mid to high $200,000, with a potential of $300,000 for site premiums and selected options.
Bullis said last year Centex Homes of Southfield constructed and closed on 800 homes and are projecting 1,100 homes built this year in southeastern Michigan.
Centex Homes are currently in 24 communities locally including Farmington, Rochester Hills, Sterling Heights and Westland. In addition Centex built homes in Golf Highlands near M-24 in Oxford.
