Condo project gets extension due to ‘depressed? market

A one-year extension of final site plan and Planned Unit Development (PUD) approval for a proposed condominium project was granted 8-0 last week by the Oxford Township Planning Commission.
‘As a result of the depressed Michigan housing market, the Lakeshore Village project has proceeded slower than anticipated to the point where initial construction has yet to commence,? wrote James Eppink, president of the Clarkston-based J. Eppink Partners, Inc., in a Nov. 16 letter. He’s the planner for the proposed development.
With acreage located in both the village and unincorporated township, Lakeshore Village has been approved by both communities to build 83 attached condominium units on a 20.65-acre site along the east side of N. Glaspie St/Oxford Rd., immediately north of the Polly Ann Trail.
A total of 48 units will be located on 14.23 acres in the township. The other 35 units will be constructed on 6.42 acres within the village.
Final site plan/PUD approval was set to expire Jan. 11, 2008, but this extension now gives the developer, Mark Hubbard and 143 Development Company, until Jan. 11, 2009.
‘We remain optimistic that the market will turn around and look forward to beginning the project in the near future,? Eppink wrote.
This extension only applies to the township portion of the development. Hubbard doesn’t have to apply for an extension on the village portion because PUD approval there doesn’t expire until November 2008.
‘The village is on a different time-line,? Eppink told this reporter. ‘According to their ordinance, their original approval is good for two years, where the township’s approval is only good for one year.?
